Maharashtra’s MahaBhumi Stack digital gateway now offers property ownership details

Mumbai: Property buyers in Maharashtra can now check a land parcel’s recorded rights holder, mutation history, registered transaction details, maps, measurements and revenue court status through the state government’s MahaBhumi Stack digital gateway.

The platform, launched in September 2026, brings land and property information from different government systems onto a single digital gateway. The state Settlement Commissionerate said the service will allow citizens to access property records at one place and verify key details before a transaction.

Key property records available on MahaBhumi Stack

For rural properties, users can search using the survey or gat number. In urban areas, a property can be searched using its City Title Survey (CTS) or city survey number.

The platform provides available information linked to a land parcel, including the current rights holder, 7/12 extract, previous mutation or Ferfar entries, registered transaction references, survey information, village maps and measurement details. Users can also check information on encumbrances and revenue court cases related to the property.

MahaBhumi Stack brings together information from existing systems, including Mahabhulekh, Mahabhunakasha and the Integrated Departmental Registration System (IDRS). The state says the platform provides a single gateway for 10 major land-service categories.

Platform brings together millions of land records

The system includes more than 3.5 crore 7/12 and 8-A records, over 1.5 crore land maps and property cards, and more than 40 crore historical scanned records and old documents. It will also provide Document No. 2, or Index-II records, from the registration department, along with updated revenue court case status.

Officials said the service is mainly meant for properties with individual land or city survey records and is not intended for properties such as flats that do not have separate individual records. Citizens can access MahaBhumi Stack through the official MahaBhumi portal, which currently lists it as a free viewing service for available Record of Rights (ROR) information. Digitally signed land records are available through separate services on the portal.
