South Mumbai’s luxury real estate market is witnessing a major transformation as redevelopment projects continue to attract leading developers. Over the last 18 months, five major redevelopment deals worth more than ₹726 crore have been completed across premium locations such as Breach Candy, Carmichael Road, Nepean Sea Road, and Pedder Road.
Projects such as these showcase how much redeveloping old residential properties is becoming the need of the hour for making luxury apartments. Given that there is little land available in South Mumbai, it is clear that developers see redevelopment as the best way forward to make any kind of housing space possible in the most prestigious areas of the city.
The first deal was made in September 2024 by Puravankara Limited, which entered into a redevelopment pact with the Miami Cooperative Housing Society of Breach Candy. In March 2025, Maha-Hill Properties Pvt. Ltd. bought the historic Gamadia Bungalow in Carmichael Road for ₹170 crore. A month later, Seadel Cooperative Housing Society in Breach Candy entered into a redevelopment agreement with Crest Residency Pvt. Ltd. worth over ₹105.64 crore.
The biggest transaction came in March 2026, when Oberoi Realty Limited secured redevelopment rights for Ajanta CHS and Maheshwar Niketan CHS on Carmichael Road and Pedder Road. The deal, valued at ₹315.57 crore, demonstrates developers’ strong interest in South Mumbai’s highly sought-after locations.
Experts in the industry have come to conclude that this is a reflection of increasing confidence in the luxury housing sector of Mumbai. Not only does redevelopment result in replacing old structures with more modern infrastructural structures but also in the realization of the value of expensive land in premium locations.
As per current market statistics, in 2025, there were 229 redevelopment deals in Mumbai, which was 16% higher compared to last year. The western suburbs dominate the redevelopment scene, whereas South Mumbai continues to be among the most valuable luxury redevelopment locations in the city.
