Uttar Pradesh’s real estate market is growing rapidly in 2026, supported by major infrastructure projects and rising investment across the state. Amid this momentum, the Uttar Pradesh Real Estate Regulatory Authority (UPRERA) is targeting around 400 project approvals this year, compared to 308 projects approved in 2025.
Speaking at the FICCI Real Estate Summit in Lucknow, UPRERA chairman Sanjay R Bhoosreddy said project approvals have increased steadily over the last few years. According to him, the authority approved around 190 projects annually till 2023, which rose to 259 in 2024 and 308 in 2025. So far in 2026, around 108 projects have already received approval.
The growth is being driven by large infrastructure developments such as the Noida International Airport at Jewar, Ganga Expressway, metro expansion, and improved highway connectivity. These projects are boosting demand for residential and commercial properties across Uttar Pradesh.
Real estate activity is now expanding beyond Noida, Greater Noida, Lucknow, and Ghaziabad. Cities like Kanpur, Varanasi, Ayodhya, Meerut, Gorakhpur, and Bareilly are also witnessing increasing demand from developers and homebuyers.

Bhoosreddy also said buyer complaints have reduced by nearly 70 percent, reflecting improved transparency and better regulation in the sector. Experts believe Uttar Pradesh is emerging as one of India’s fastest growing real estate markets, with infrastructure and policy support playing a major role in its growth.
